Conrad Consulting, Inc. provides expert assistance in construction
defect litigation. The designated expert will work closely with attorneys and paralegals to
identify the scope of a client's work and clarify liability issues.
Our personnel will review and document all contracts and project documents,
attend visual inspections and destructive testing plus research industry standards and applicable
codes in order to assess the client's workmanship and any potential damages caused thereby.
The designated expert will attend presentations, meetings, mediations and
settlement conferences to assist in all pretrial negotiations and, when possible, reach an
equitable out-of-court settlement.
Mr. Slabbert is the company's designated expert and is experienced in
providing deposition as well as trial testimony. He has the knowledge and experience to
work closely with attorneys and insurance adjustors.
Insurance Companies
Conrad Consulting provide services directly to insurance companies or
to legal firms working on their behalf. Our typical insurance services are related to property
losses (i.e. fires, floods, earthquakes, hurricanes), personal injury and non-litigated construction
defects. The experts at Conrad Consulting have the technical knowledge and experience to evaluate
claims, and the management skills to understand the need for extensive communication with
adjusters regarding liability and coverage limitations. We understand the relationship between
the insurance provider and the insured, therefore we work diligently toward maintaining a
professional relationship between them and aim toward an amicable settlement.
Developers
With developers, we provide assistance in establishing development budgets
and monitoring of payment applications throughout the construction process.
When a development budget is required, we become an active part of the
development team together with the architect and engineers, providing the developer with
conceptual and preliminary design cost estimates. These estimates are used for guidance to the
architect and to obtain development loans.
A conceptual estimate is based upon an idea, with little or no drawings and
will allow the developers to make an early assessment as to the financial obligations of a
potential development. From the early design stage, we provide preliminary estimates for
inclusion to the developers budgets and loan approvals.
We work with the design team to update or revise earlier estimates and to
perform value engineering, which assists the design team in the selection of materials
and design alternatives. Upon completion of the project design, we perform our final estimate,
which will be used for loan applications and comparisons to contractors bid proposals.
After the start of construction, we assist the developer or the financing
bank with financial monitoring services. We will review and approve all payment applications
and change order requests submitted by the contractor to the developer. Through this monitoring
service, the developer is assured that the proper monies are paid at set intervals, and
there is no front-end loading by the contractor. Change orders are evaluated for the proper
scope of work, submitted and effect upon the construction schedule, assuring the developer
that they are paying the proper amount for any changes.
Architects & Engineers
Architectural and Engineering firms have agreements with the developers
by which they include pre-construction cost estimating and monitoring services. We will contract
with the appropriate professional entity to be part of the design team and assist them to make
design decisions based upon value engineering and presentation of development budgets.
Cost estimates will include conceptual, preliminary and final design estimates.
The three estimates are necessary to assist the designer with the knowledge and guidance that the
design complies with the set budget. If the design exceeds the budgets, we will perform value
engineering to select alternatives, without compromising the designer's artistic concept.
Design changes or clarifications most often have financial implications.
Consequently the designer needs to be assured that the contractor's submitted request for
change orders, are fair and in compliance to the contract scope and requirements. We will
evaluate the costs associated with the changes and present our findings in a professional
format. If the submitted cost is unacceptable we will provide the areas, values and reasons
for rejecting any submittals.
Presentation and monitoring of progress schedules for the construction of the
project is most often contracted directly with the developer or is either included under the
general contractor's services. If the need should arise, we would provide the scheduling
services directly to the design professionals.
City & Government Agencies
City and State Government Agencies are considered as developers, to whom we
provide the same services as noted above in the Developers category. Most agencies have specific
formats for tracking construction costs, therefore we will incorporate and present our reports
in the format as required.
Property Owners
Property owners have specific needs for a general contractor or if acting as
owner-builder, they most often are in need of project managing services. Our company personnel
have a wide range of experiences as a general contractor, project manager or tradesman. This
wide variety of experiences enables Conrad Consulting, Inc. to understand the needs of the
property owner as well as the general contractor and subcontractors. We are able
to assist in all aspects of the development and construction while consistently helping the
property owner make decisions and selections meet their construction goals. In the event of a
dispute relating to costs, scheduling or defective construction, we would assist the owner in
the evaluation thereof and recommend a resolution to the satisfaction of all parties.
